Living in Kakkanad: What Kochi's IT Suburb Is Like as a Home

Kakkanad sits about 10 km from central Kochi with its own schools and a water metro stop. Here is what living there actually looks like.

Kakkanad sits roughly 10 km east of central Kochi, a 20 to 30 minute drive outside peak hours, and it has grown from paddy fields into the address of choice for many families working in the IT parks that put it on the map in the first place.

Where Exactly Is Kakkanad, and How Far Is It From the City?

Kakkanad lies east of Kochi's city centre, with estimates putting it anywhere from 7 to 10 km out depending on which part of the locality and which part of downtown are being compared. By road it runs through Palarivattom and the Seaport-Airport Road, and the drive to MG Road takes about 20 to 30 minutes outside rush hour, longer once Infopark's shift-change traffic hits the same stretch. The area covers Infopark, SmartCity, the Kakkanad SEZ and a large residential belt that has filled in around all three, on land that was mostly paddy cultivation within living memory, as covered in Haila Kochi's guide to the Kakkanad tech belt.

What Schools Are in Kakkanad?

The locality has enough schools that families do not need to send children into central Kochi for a CBSE education. Options within Kakkanad itself include:

  • Assisi Vidyaniketan Public School, a Catholic-run CBSE school
  • Bhavan's Adarsha Vidyalaya, in Thuthiyoor
  • The Charter School, in Upper Kakkanad

There are more schools further out along the Infopark Expressway and toward Thrikkakara, which sits close enough to be a realistic school run for most Kakkanad addresses.

What Kind of Housing Is Available?

Kakkanad is built up enough now that apartments, not independent houses, are the default option, with gated blocks ranging from mid-range to premium clustered around the Infopark Expressway, while the older parts of the locality closer to Palarivattom still carry more independent housing stock. Rents and prices generally sit below the most expensive pockets of central Kochi such as Panampilly Nagar, largely because the commute into the IT parks is short even though the commute into the old city centre is not.

How Do You Get Around Without a Car?

This is the locality's real weak point. The Kochi Metro Blue Line does not reach central Kakkanad; the nearest stations, Palarivattom and Pathadipalam, sit on the western edge of the area, which means anyone working deep inside Infopark still needs a shuttle bus or a long walk. A dedicated Pink Line extension into the Infopark corridor is funded and planned, covered in Haila Kochi's guide to the Pink Line, but it is still under construction rather than running. Water transport tells a similar story: the Kochi Water Metro's Kakkanad station opened on 27 April 2023 at Chittethukara, about 2 km from central Kakkanad, connecting to Vyttila on a fixed schedule. It does not, however, replace the older state-run boat service that used to run directly from Vyttila to stops such as Irumpanam and Thuthiyoor. That service was suspended during the pandemic and has not resumed, and residents along those stops still rely on two bus changes to reach Vyttila, because the old jetties are not the floating type the Water Metro's boats need.

Where Do You Shop and Get Medical Care?

Lulu Mall, Oberon Mall and Grand Mall are all within roughly 7 km, which covers most retail needs without a trip into Ernakulam proper. For medical care, Kakkanad has its own hospitals rather than relying entirely on the bigger names in the city centre, though anyone needing a serious procedure will still likely be referred into one of central Kochi's larger hospitals. Day to day, the locality functions as a self-contained suburb: the one dependency that never quite goes away is the commute out, whichever direction that commute runs.
