How to Pay Kerala Land Tax Online: Rates, Thandaper and Receipt

You pay Kerala land tax (basic tax, or bhoomi nikuthi) online at revenue.kerala.gov.in after registering once with your mobile number and an OTP, then searching your land by district, taluk, village and thandaper number. In a corporation area such as Kochi, the rate announced in the 2025-26 Kerala Budget is Rs 30 per are a year for holdings up to 1.62 ares, so a typical 4-cent house plot owes well under Rs 100 a year.

How much is land tax in Kerala?
Very little. The rate depends on what kind of local body your land falls in and how big the holding is. These are the basic tax rates per are (1 are is about 2.47 cents) per year, as announced in the 2025-26 Kerala Budget, which raised every slab by 50%:

Land inside Kochi Corporation pays the corporation rate. A 4-cent plot is about 1.62 ares, which works out to roughly Rs 49 a year at Rs 30 per are. The figure the portal shows at payment, including any arrears, is the one you actually owe, so treat this table as a guide, not a bill.

How do I pay land tax online in Kerala?
The old quick-pay option that let you pay without logging in has been discontinued, so the first payment takes ten minutes of setup. After that it is a two-minute job each year.
- Register: on revenue.kerala.gov.in, choose citizen registration, enter your name, locality and Indian mobile number, set a username and password, and confirm with the OTP.
- Find the land: log in, open land tax payment from the dashboard, and select district (Ernakulam), taluk, village and block.
- Identify it: enter the thandaper number, or the survey number if you do not have it. The portal shows the holder's name, the extent in ares and the amount due, including arrears.
- Pay: by card, net banking or UPI.
- Save the receipt: it is generated straight away and also stays under payment history in your dashboard.
Our advice: check the name and the extent on screen before you pay. If either is wrong, paying does not fix it, and you will be carrying a mismatch into every future sale, loan or permit.
What is a thandaper number and where do I find it?
The thandaper is your land-tax account number at the village office, and it is the most reliable way to find your land on the portal. It is printed on any earlier land tax receipt. If you have never had one, or the portal cannot find it, go to the village office for your area: staff can read out the current thandaper against your name and survey number.
Bring the title deed and an ID. If the land was bought from someone else and never mutated into your name (the step called pokkuvaravu), sort that out first, because the tax account will still be in the seller's name.
Why the receipt matters more than the tax
Nobody in Kochi worries about a Rs 49 tax bill. The reason to pay every year is the paper. A land tax receipt is routinely asked for when you apply for a possession or location certificate, a building permit, land conversion or a mutation, and for bank loans against property. An unbroken run of receipts is also the cheapest proof that you hold the land.
